Vintage bungalows & greystones (pre-1940): Original red oak and maple strip floors can almost always be sanded and refinished — even after years under carpet — instead of replaced. For pre-1978 homes, we follow EPA lead-safe (RRP) containment. Full replacement is only worth it when boards are cupped through or water-rotted.

Two-flats & rehabs: The usual challenge is blending old and new wood. We match species, grade and board width and feather repairs in, so additions and patches disappear into the existing floor instead of leaving a visible seam.

New construction & suburban builds: Wide-plank engineered and prefinished hardwood dominate here. We check subfloor flatness and moisture before installation so seasonal movement does not open gaps between boards.

Yes, and it’s one of the most common jobs we do in Lisle. Many mid-century ranches and split-levels here still have their original red or white oak strips, sometimes laid over diagonal plank subfloor. As long as there’s enough thickness left, refinishing almost always makes more sense than replacing. We sand with vacuum-assisted equipment, so dust stays contained, then finish with low-VOC Bona or Loba coats that are safe for kids and pets once cured.
They can, yes. The area’s seasonal swings push indoor humidity well outside the 30-50% range wood needs to stay stable. In winter, dry heated air causes boards to shrink and gap. Summer humidity can make them swell. We acclimate every new floor on site before installation, and we’ll walk you through simple humidity management year-round. Proper acclimation and a good vapor retarder over any concrete sections go a long way toward preventing problems down the road.
Absolutely, and this comes up regularly with pre-1978 Lisle homes. Layers of old vinyl or cutback adhesive over hardwood are common from that era, and some materials can contain asbestos or lead-based compounds. We follow EPA Lead RRP protocols, including proper containment and HEPA filtration, so the work is done safely. Once the old layers are cleared and the subfloor is assessed, we can determine whether the hardwood underneath is a good refinishing candidate.
We do, and it requires a different approach than above-grade work. Many Lisle homes have finished basements or slab sections, especially in split-levels and ranches. Concrete holds moisture, so we always check levels and moisture readings before recommending a product. Engineered hardwood with a proper vapor retarder is usually the right call below grade. Most refinishing projects take 2–5 days, depending on size, stain, and number of finish coats. You can usually stay home – we seal off work areas and keep sanding dust to a minimum with vacuum-assisted equipment – but you’ll need to keep off the floors while the finish cures (water-based finishes are walkable sooner than oil-based). We give you a day-by-day plan before we start.
For most projects, we take a deposit to cover materials and lock in your dates, with the balance due once the work is finished and you’re happy with it. We put the exact terms in writing at the estimate, so there are no surprises.
