Burr Ridge's mix of large custom builds, luxury subdivisions, and Village Center condos means the right flooring approach depends heavily on when your home was built and what's underneath it. Here is how we adapt by home type and condition:
1
Custom and estate homes from the 1980s-2000s: These larger single-family homes typically have plywood or OSB subfloors over joists, which are well-suited for nailed-down solid hardwood. We check subfloor flatness and moisture levels before any installation so seasonal movement does not open gaps in your wide-plank floors down the road.
2
Newer luxury construction: Wide-plank engineered hardwood is a practical and popular choice in Burr Ridge’s newer custom builds, especially in open floor plans where longer board runs and higher ceilings amplify any movement. We spec products that handle the square footage without cupping or gapping.
3
Finished basements over concrete: Many estate homes in Burr Ridge have poured concrete foundations with finished lower levels. We use glue-down or floating engineered systems with proper vapor protection to keep moisture from working up through the slab.
4
Condos and townhomes near the Village Center: Concrete slab assemblies and HOA rules shape everything here – installation method, finish choice, and scheduling. We use low-VOC finishes and coordinate around quiet-hour restrictions from the start.
5
Rehabs and additions: When a remodel adds square footage or a room gets new flooring, we match species, grade, and board width so the new wood blends into what is already there.
6
Seasonal humidity swings: Cold, dry winters and humid summers put real stress on hardwood. We acclimate wood on site before every installation and recommend keeping indoor humidity at 30-50% year-round to prevent cupping, crowning, and gapping.
In many Burr Ridge homes the original hardwood is worth refinishing rather than replacing - the only way to know for certain is to look at the subfloor and the boards up close, which is exactly what we do on every free estimate.

Here is a recent refinishing job from a large custom home in Burr Ridge - the kind of open-plan layout where heavy foot traffic over the years had left the boards worn, scratched, and dull. We sanded them back to bare wood, repaired the damage, and refinished them from scratch - same floors, no replacement. Take a look at the before and after photos and judge the results for yourself.

Yes, and it’s a common situation in Burr Ridge. Above-grade levels with plywood or OSB subfloors are great candidates for nailed-down solid hardwood. For concrete slab areas, we recommend glue-down or floating engineered hardwood instead. Engineered wood handles the moisture and movement that concrete introduces far better than solid wood. We check moisture levels before any installation and follow NWFA guidelines to make sure the product and method are matched correctly to your subfloor.
Probably not to their full potential. Larger rooms and open floor plans common in Burr Ridge custom and estate homes tend to look best with wider planks, typically 4 inches and up. That said, wider solid planks move more with seasonal humidity swings, so we often recommend engineered hardwood in wider widths for stability. We’ll look at your specific layout, subfloor, and HVAC setup during our free in-home estimate and suggest what will hold up and look the best long term.
Cold winters here drop indoor humidity well below the 30-50% range hardwood needs. When that happens, boards shrink and small gaps open between planks – that’s normal, but it can be minimized. We acclimate all wood on site before installation and recommend a whole-home humidifier if you don’t already have one. Running your HVAC consistently through heating season makes a real difference. Floors installed with proper moisture prep hold up through Burr Ridge winters far better than those that aren’t.
Refinishing is almost always the better call, even on newer homes. Most Burr Ridge homes built from the 1980s onward have solid oak, maple, or cherry floors with plenty of wood left above the tongue. As long as there’s enough thickness to sand, we can strip the old finish, address scratches or stains, apply a fresh stain if you want a new look, and coat with Bona or Loba low-VOC finishes that are safe for kids and pets once cured. Refinishing starts from $3 per square foot.
It depends mostly on square footage, the condition of the floors, and whether you’re refinishing or installing new. Refinishing starts around $3 per square foot; new installation costs more because of materials. You get an itemized price at the free in-home estimate, and you can get a rough number first with our online cost calculator.
Most refinishing projects take 2–5 days, depending on size, stain, and number of finish coats. You can usually stay home – we seal off work areas and keep sanding dust to a minimum with vacuum-assisted equipment – but you’ll need to keep off the floors while the finish cures (water-based finishes are walkable sooner than oil-based). We give you a day-by-day plan before we start.
For most projects, we take a deposit to cover materials and lock in your dates, with the balance due once the work is finished and you’re happy with it. We put the exact terms in writing at the estimate, so there are no surprises.
Tell us what you need — we’ll help you figure out the best way to get it done.
