1950s-1970s ranches and split-levels: Many of these homes have original narrow-strip red oak over plywood or plank subfloors. We assess the boards first – if there is enough thickness left, sanding and refinishing is almost always the smarter call than replacement. For any pre-1978 home, we follow EPA lead-safe RRP containment from start to finish.

1980s-1990s two-story colonials: Dimensional-lumber joist systems in these homes are generally solid, but subfloor leveling and squeak remediation are common before any new hardwood goes down. We check flatness and fastener patterns before we ever open a box of flooring.

We check the wood thickness and subfloor condition before committing to anything. If the boards are sound, dustless sanding and a fresh coat of Bona or Loba finish can bring them all the way back. It genuinely does. Deerfield winters are dry and cold, and summers are warm and humid. That seasonal swing causes solid hardwood to shrink and gap in winter, then swell in summer. We follow NWFA guidelines, acclimate every board on site before installation, and verify moisture content in both the wood and subfloor. We also recommend keeping indoor humidity between 30 and 50 percent year-round with a humidifier in winter and a dehumidifier in summer.
Yes, though the approach matters. Solid hardwood cannot be nailed into concrete, so we typically recommend engineered hardwood, which handles slab installations well and still looks and feels like real wood. Before anything goes down, we test the concrete for moisture and address any issues with a proper vapor barrier or moisture mitigation system. Engineered products also handle Deerfield’s humidity swings better than solid wood over a slab. We will walk you through the best options at your free estimate.
