Tailored for Lemont Homes

Lemont’s housing stock is genuinely varied, from canal-era limestone homes near downtown to mid-century ranches and newer custom builds on hilly lots. We adjust our approach for each one. Moisture management and subfloor prep are priorities here, especially with the river-valley setting and seasonal humidity swings that can stress hardwood if the groundwork isn’t done right.

Big Bro Hardwood has worked with homeowners across Lemont and more than 30 suburbs in the area since 2008. You get the same small, experienced crew on every job, not rotating subcontractors or unfamiliar faces. That consistency means cleaner communication, steadier craftsmanship, and a finished floor that reflects real accountability.

Dustless Sanding Technology

Our vacuum-assisted sanding systems capture 95% or more of dust at the source, so your home stays livable during the refinishing process. For older Lemont homes that may have pre-1978 finishes, we also follow EPA Lead RRP protocols, including containment and HEPA filtration, to keep your family safe throughout the project.

Floors and Stairs Under One Scope

We handle installation, refinishing, staining, repair, and stair work as one coordinated team. That matters when you want your treads, risers, and main floors to share the same species, stain tone, and sheen. No handoffs, no mismatched results. Check our dedicated pages for installation, sanding and refinishing, and stair work in Lemont.

Hardwood Flooring Built for Lemont Homes

Lemont's mix of canal-era cottages, mid-century ranches, and newer subdivision homes each come with different subfloors, foundations, and moisture conditions, so we adjust our approach before we ever open a box of flooring.

1

Historic Downtown and Canal-Era Homes (Pre-1940)

Older limestone and frame homes near the I&M Canal corridor often have original oak or softwood plank subfloors over dimensional joists. We inspect every board, test for moisture, and follow EPA Lead RRP protocols in any pre-1978 home, using containment and HEPA equipment throughout the job.

2

Mid-Century Ranches and Split-Levels

Homes built between the 1950s and 1970s frequently have oak strip floors that have simply been covered by carpet for decades. Sanding and refinishing what is already there is usually the right call, and it costs far less than new installation when the wood underneath is still sound.

3

Newer Subdivisions and Custom Homes (1990s-2010s)

Lemont’s newer builds typically use plywood or OSB over engineered joists. We check subfloor flatness and moisture content before installation and recommend prefinished or site-finished solid and engineered hardwood depending on the level and the room.

4

Basement-Level and Below-Grade Spaces

Lemont’s river-valley setting and older masonry foundations make basement moisture a real concern. We use vapor retarders and proper underlayment for any installation near or over concrete, and we never skip a moisture reading before we start.

5

Seasonal Humidity and Wood Movement

Hot, humid summers and dry, freezing winters put real stress on hardwood. We acclimate every order on site and ask homeowners to keep indoor humidity between 30-50% year-round, which protects the floor long after we leave.

In many Lemont homes the original wood is worth saving rather than replacing, and the only way to know for certain is to get down and look at the subfloor and boards up close.

Before & After: See a Recent Lemont Refinishing Project

This one speaks for itself. A homeowner in Lemont reached out about floors in a mid-century ranch that had taken years of wear - deep scratches, scuffs, and a finish so dull the wood had lost all its character. We sanded them back to bare wood, repaired the damage, and refinished everything from scratch - same boards, no replacement needed. Take a look at the before and after photos and judge the results for yourself.

We hired Donatas to refinish hardwood floors in our 56-year-old Darien house last week and we are very pleased with the results. We dreaded the project because we had to shuffle furniture into other rooms and because of my preconceived notion that the entire house would be covered in sawdust. Well, I have to say it was nowhere near as bad as anticipated! Donatas sealed off adjacent areas and kept the dust down to a minimum, vacuuming up at the end of each day. We were very impressed with his attention to detail and overall work ethic, going out of his way to fix an unexpected issue resulting in a very long day for him. Ours was a week-long project, followed by a five-day curing period and Donatas made it as painless as possible for us. We feel very comfortable giving Big Bro Hardwood and Donatas in particular a five-star review and highly recommend them!

Dan transformed our 50 year old floors. They now shine as if they are brand new! We love the color of stain and the commercial finish he offered. Knowing we have a large dog this was a perfect choice and feel it is a great value. Again we are so happy with the results. Dan was prompt, professional and accommodating.

We would highly recommend Big Bro Hardwood!

We hired Dan after talking to 2 other companies and couldn’t be happier!!
He did a fantastic job, he showed up on time and his price was very reasonable.
He sanded and stained our 2nd story oak floors from golden oak color to a beautiful Jacobean stain. I really wish I had gotten “before & after” pictures. Our floors look absolutely beautiful and unlike the crew who did our 1st floor, Dan was very careful not to get ANY dark stain splatters on our white trim.
His hard work is impeccable and he’s a great credit to his craft!
I highly recommend him.

Couldn’t be happier with the job Big Bro did. The previous owners of our home installed bright red maple (who knows why), and I’ve wanted to change it forever. Maple is hard to work with, and Dan did a beautiful job. He worked with us on breaking up the project into two parts to inconvenience us the least, and was always on time and cleaned up. The project timeline went exactly as expected (a rarity these days). While refinishing floors is a hassle by default, Dan made it as painless as possible. Check out our before and after of one room for the big difference (still needs paint!)

Frequently Asked Questions

Lemont has a lot of newer subdivision homes from the 1990s and 2000s. Are those a good fit for hardwood flooring?

Absolutely. Most Lemont homes built during that era have plywood or OSB subfloors over engineered joists, which are excellent bases for both solid and engineered hardwood. We check subfloor flatness and moisture levels before any installation begins, following NWFA guidelines throughout. Whether your home is a two-story traditional near a newer development or a custom build on a hillier lot, we size the right product and method to what’s actually under your feet.

Lemont sits in a river valley with humid summers and cold winters. How does that affect hardwood floors?

Seasonal humidity swings are real here, and wood moves with them. We acclimate every board on site before installation and recommend keeping indoor humidity between 30-50% year-round to minimize gapping and cupping. For homes with basements or crawlspaces, which are common in Lemont, we also assess moisture conditions below the subfloor and use vapor retarders where needed. Getting this right from the start protects your investment for decades.

My home is near historic downtown Lemont and was built in the early 1900s. What should I know before refinishing?

Older canal-era homes in Lemont often have original oak or softwood plank subfloors and may have multiple layers of finish built up over the years. We inspect everything before we quote. Because homes built before 1978 may contain lead-based paint, we follow EPA Lead RRP protocols, including proper containment, HEPA vacuuming, and post-work verification, so your family stays safe throughout the process.

Lemont basements can be damp. Can hardwood flooring work below grade?

It depends on the product and the conditions. Solid hardwood is generally not recommended below grade, but quality engineered hardwood, designed to handle moisture fluctuation better, can work well in a finished Lemont basement when moisture levels are acceptable. We test the concrete slab before committing to any install. If conditions are borderline, we’ll tell you honestly rather than push forward with something that won’t hold up.

What does hardwood floor refinishing cost in Lemont, and how do I estimate my project?

Refinishing starts at $3 per square foot, and we offer flat-rate pricing for homes under 1,200 square feet. Every estimate is itemized line by line so you know exactly what you’re paying for. For a quick ballpark before we visit, try our cost calculator. We also offer 10% off for new clients. Free in-home estimates are available, and we typically respond within 24 hours of your request.

How do I know whether to refinish my existing floors or replace them entirely?

We look at board thickness, the depth of any scratches or damage, and whether the wood has been sanded before. Most solid hardwood floors can be refinished multiple times if enough material remains. Engineered floors have a thinner wear layer, so options vary by product. Refinishing is almost always the more affordable path and preserves the character of original wood. We give you an honest read at the estimate, not a push toward the pricier option.

How long does a typical hardwood floor project take, and do we need to leave the house?

A refinishing project for an average-sized Lemont home usually takes two to four days, including drying time between coats. Installation timelines vary by scope. You don’t always need to vacate entirely, but we do recommend keeping kids and pets out of active work areas. Our vacuum-assisted sanding captures 95% or more of dust, which makes staying home far more comfortable than it would be with traditional sanding methods.

What kind of finish do you use, and is it safe for kids and pets?

We primarily use Bona and Loba finishes, both of which are low-VOC and safe for kids and pets once fully cured. We can also work with Pallmann and DuraSeal depending on the project. During the curing window we’ll let you know exactly when it’s safe to bring pets back and replace furniture. Our goal is a finish that performs beautifully in a real Lemont household, not just one that looks good on day one.
