Oswego's mix of newer subdivisions and the area's wide humidity swings change what works on your floors. Here is how we adapt by home type and condition:
1
Newer subdivision homes: Much of Oswego was built in the 1990s and 2000s, often with engineered or prefinished hardwood over wood-framed subfloors. We check subfloor flatness and moisture levels before any installation so seasonal movement does not open gaps or cause squeaks down the road.
2
Wide-plank and prefinished installs: Wide-plank engineered hardwood is a popular choice in Oswego’s larger floor plans. We acclimate every board on site before it goes down, which is the step most crews skip and the reason floors fail.
3
Rehabs and room additions: When a remodel adds square footage, the new floor has to blend with what is already there. We match species, grade, and board width and feather the repair in so the seam disappears.
4
Concrete slab subfloors: Some Oswego homes and townhomes sit on slab. Concrete requires glue-down or floating engineered systems and low-VOC finishes that are safe once cured for kids and pets.
5
Dry winters and humid summers: Forced-air heat pulls moisture out of wood in winter, and humid summers push it back in. We keep rooms at 30-50% humidity and acclimate wood on site to prevent cupping, gapping, and crowning.
In many Oswego homes the existing wood is worth saving rather than replacing - the only way to know for certain is to look at the subfloor and boards up close.

This one speaks for itself. A homeowner in Oswego had a newer subdivision build where years of foot traffic, pet scratches and scuffs had left the floors looking tired and flat. We sanded them back to bare wood, repaired the damaged boards, and refinished everything from scratch - same floors, no replacement. Scroll through the before and after photos and judge the results for yourself.

It really does. Oswego’s summers bring heavy humidity, which causes wood to expand, while dry heated winters pull moisture out and cause gaps. We recommend keeping indoor humidity between 30-50% year-round to protect your floors. We also acclimate every new hardwood installation on site before laying a single board, following NWFA guidelines so the wood settles properly for local conditions before we begin.
In most cases, yes. Homes from that era typically have solid hardwood that can be sanded and refinished multiple times. Refinishing starts from $3 per square foot and gives you a fresh, like-new surface without the cost or disruption of full replacement. We check board thickness and subfloor condition first so you get an honest recommendation. We never push replacement if refinishing will do the job well.
We use vacuum-assisted, dustless sanding equipment that captures 95% or more of dust at the source. That means far less mess settling into your furniture, vents, and living spaces. It matters especially in occupied homes. The same small crew handles your project from start to finish, so nothing gets missed or handed off to someone unfamiliar with the job.
Yes. We use Bona and Loba low-VOC finishes that are safe for children and pets once fully cured. We will always tell you the realistic cure timeline before we leave so you know exactly when it is safe to bring everyone back in. If you have questions about a specific finish or your situation, just ask during your free in-home estimate and we will walk you through the options.
It depends mostly on square footage, the condition of the floors, and whether you’re refinishing or installing new. Refinishing starts around $3 per square foot; new installation costs more because of materials. You get an itemized price at the free in-home estimate, and you can get a rough number first with our online cost calculator.
Most refinishing projects take 2–5 days, depending on size, stain, and number of finish coats. You can usually stay home – we seal off work areas and keep sanding dust to a minimum with vacuum-assisted equipment – but you’ll need to keep off the floors while the finish cures (water-based finishes are walkable sooner than oil-based). We give you a day-by-day plan before we start.
For most projects, we take a deposit to cover materials and lock in your dates, with the balance due once the work is finished and you’re happy with it. We put the exact terms in writing at the estimate, so there are no surprises.
Tell us what you need — we’ll help you figure out the best way to get it done.
