Batavia's mix of riverfront Victorians, mid-century ranches, and newer west-side subdivisions means no two floors are quite the same. Here is how we adapt our work to match what your home actually has:
1
Late 1800s and early 1900s homes near downtown and the Fox River: Many of these older in-town houses still have original site-finished oak, maple, or pine strip floors over dimensional lumber subfloors. We sand and refinish them rather than replace them whenever the boards allow it. For any home built before 1978, we follow EPA lead-safe RRP protocols – full containment, HEPA equipment, and clearance verification.
2
Mid-century ranches and split-levels: These homes commonly have narrow red oak that has been lived on for decades. Most can be sanded several more times. We check remaining board thickness before committing to a refinishing plan.
3
Newer subdivisions on the west side: Homes in areas like Winding Creek, Prairie Commons, and Ashton Ridge often mix OSB subfloors with concrete slab transitions at entries and garages. We test for moisture and verify subfloor flatness before installation so seasonal movement does not open gaps later.
4
Townhomes and attached units: Engineered hardwood glued or floated over concrete is usually the right call here. We use low-VOC Bona and Loba finishes and work around any HOA scheduling requirements.
5
Fox River proximity and basement humidity: Batavia’s humid continental climate and river-valley setting push moisture into basements and slabs. We acclimate wood on site and recommend keeping indoor humidity between 30-50% year-round to prevent cupping, gapping, and crowning.
In many Batavia homes the original wood floors are worth saving rather than replacing - but the only way to know for certain is to look at the subfloor and boards up close.

Words only go so far, so take a look at the real thing. This one was a mid-century ranch in Batavia - the kind of home where the original floors have been underfoot for decades. The boards were worn down, scratched and dull from years of everyday use. We sanded them back, repaired the damage and refinished them - same wood, no replacement needed. Browse the before and after photos and judge the work for yourself.

Yes, and we do this kind of work regularly. Older in-town Batavia homes often have original oak or maple strip flooring that has decades of life left once it’s properly sanded and refinished. Because homes built before 1978 may contain lead-based paint, we follow EPA Lead RRP protocols – containment, HEPA vacuums, and verification – so your family stays safe throughout. Refinishing starts at $3 per square foot. We’re happy to give you a free in-home estimate within 24 hours.
Almost always, yes. Batavia’s mid-century ranches and split-levels frequently still have their original red oak, and after a proper vacuum-assisted sand and a few coats of low-VOC Bona or Loba finish, those floors look genuinely beautiful again. We check the wood thickness first to confirm there’s enough material for sanding. If the floors have been refinished several times already, we’ll tell you honestly before any work begins. No pressure either way.
The humid continental climate here means your floors expand in humid summers and contract during cold, dry winters. Fox River proximity and open farmland on the west side can push basement humidity higher than people expect. We recommend keeping indoor humidity between 30-50% year-round and allowing new wood to acclimate on site before installation. We also check subfloor moisture levels before every install. Those steps prevent gapping, cupping, and squeaks before they start.
Yes, but the approach matters. Post-1990 homes in subdivisions like Winding Creek and Prairie Commons often have concrete slab areas and OSB subfloors with careful height transitions at entries and garages. For slab-on-grade situations, we typically recommend a quality engineered hardwood with a proper vapor barrier – it gives you the real wood look with far better moisture resistance than solid hardwood. We follow NWFA guidelines on moisture testing and subfloor prep at every job, including yours.
It depends mostly on square footage, the condition of the floors, and whether you’re refinishing or installing new. Refinishing starts around $3 per square foot; new installation costs more because of materials. You get an itemized price at the free in-home estimate, and you can get a rough number first with our online cost calculator.
Most refinishing projects take 2–5 days, depending on size, stain, and number of finish coats. You can usually stay home – we seal off work areas and keep sanding dust to a minimum with vacuum-assisted equipment – but you’ll need to keep off the floors while the finish cures (water-based finishes are walkable sooner than oil-based). We give you a day-by-day plan before we start.
For most projects, we take a deposit to cover materials and lock in your dates, with the balance due once the work is finished and you’re happy with it. We put the exact terms in writing at the estimate, so there are no surprises.
Tell us what you need — we’ll help you figure out the best way to get it done.
