Why Aurora Homeowners Choose Big Bro Hardwood as Their Hardwood Flooring Contractor

Premium Results From $3/sq ft

Beautiful hardwood floors don’t have to cost a fortune. Our work in Aurora starts from $3/sq ft, and we keep pricing clear from the first conversation. Run your numbers through our hardwood floor cost calculator for a quick, honest estimate before we even step inside.

Tailored for Aurora Homes

From Near Eastside Victorians with original oak boards to newer homes out near Stonebridge, we’ve seen the range of what Aurora offers. Each plan is built around your home’s age, your subfloor type, and the way Aurora’s humid summers and dry winters affect wood movement over time.

Free In-Home Estimate Within 24 Hours

We walk through your space, check the boards and subfloor, and listen to what you want from the room. Within 24 hours, you get a free in-home estimate built around your actual floors, not a rough guess pulled from an average Aurora square footage. It’s a clear, itemized price.

GREENGUARD-Certified, Pet-Safe Finishes

We finish floors with Bona and Loba products, including Bona’s GREENGUARD Gold and Loba’s EMICODE EC1 lines. Once cured, these finishes are safe around kids and pets, whether your floor is solid or engineered hardwood. It’s one more way we protect your home and family.

Floor Condition and Moisture Come First

Great results start underneath the surface. Before any work begins, we check subfloor flatness, moisture levels, and signs of movement or damage, which matters in Aurora’s older homes especially. Catching problems early means fewer gaps, less cupping, and no costly surprises down the road.

Dustless Sanding Technology

Our crew runs vacuum-assisted, dust-controlled equipment that pulls most of the fine dust right at the source. That means less cleanup, cleaner air while we work, and a calmer experience for your Aurora household, with minimal dust spread through the rest of the home.

How Our Hardwood Flooring Contractor Adapts to Aurora, IL Homes

Aurora's mix of century-old houses and newer subdivisions means no two jobs call for the same approach, and our hardwood flooring contractor crew adjusts the plan to fit each home.

1

Older Homes Near Downtown Aurora

Many homes in the Near Eastside and Tanner historic areas still have their original oak or maple strip floors under carpet or old finish. In most cases these boards can be restored and recoated instead of torn out, and we follow EPA lead-safe (RRP) rules for any pre-1978 property.

2

Additions and Rehabbed Rooms

Craftsman and foursquare homes often get additions over the years, and the new wood rarely matches the old. We study species, grade and board width so patches blend into the existing floor with no obvious seam between old and new.

3

Newer Subdivisions on the East Side

Homes built from the 1980s through today, especially on Aurora’s east side, often have wide-plank engineered or prefinished hardwood over wood-frame subfloors. Before any work begins, we check that the subfloor is flat and dry so seasonal movement does not open gaps later.

4

Townhomes and Slab Construction

Newer attached housing and some additions around the Stonebridge and Eola Yards area sit on concrete slabs rather than basements. These floors need glue-down or floating engineered systems and low-VOC finishes that suit slab conditions.

5

Seasonal Humidity Swings

Aurora’s humid summers and dry, cold winters push wood to expand and contract all year. We acclimate wood on site and recommend keeping indoor humidity between 30-50% to help prevent cupping, gapping and crowning.

In many Aurora homes the original wood is worth saving rather than tearing out, but the only way to know for sure is for a professional hardwood flooring contractor to look at your subfloor and the condition of the boards up close.

We hired Donatas to refinish hardwood floors in our 56-year-old Darien house last week and we are very pleased with the results. We dreaded the project because we had to shuffle furniture into other rooms and because of my preconceived notion that the entire house would be covered in sawdust. Well, I have to say it was nowhere near as bad as anticipated! Donatas sealed off adjacent areas and kept the dust down to a minimum, vacuuming up at the end of each day. We were very impressed with his attention to detail and overall work ethic, going out of his way to fix an unexpected issue resulting in a very long day for him. Ours was a week-long project, followed by a five-day curing period and Donatas made it as painless as possible for us. We feel very comfortable giving Big Bro Hardwood and Donatas in particular a five-star review and highly recommend them!

Dan transformed our 50 year old floors. They now shine as if they are brand new! We love the color of stain and the commercial finish he offered. Knowing we have a large dog this was a perfect choice and feel it is a great value. Again we are so happy with the results. Dan was prompt, professional and accommodating.

We would highly recommend Big Bro Hardwood!

We hired Dan after talking to 2 other companies and couldn’t be happier!!
He did a fantastic job, he showed up on time and his price was very reasonable.
He sanded and stained our 2nd story oak floors from golden oak color to a beautiful Jacobean stain. I really wish I had gotten “before & after” pictures. Our floors look absolutely beautiful and unlike the crew who did our 1st floor, Dan was very careful not to get ANY dark stain splatters on our white trim.
His hard work is impeccable and he’s a great credit to his craft!
I highly recommend him.

Couldn’t be happier with the job Big Bro did. The previous owners of our home installed bright red maple (who knows why), and I’ve wanted to change it forever. Maple is hard to work with, and Dan did a beautiful job. He worked with us on breaking up the project into two parts to inconvenience us the least, and was always on time and cleaned up. The project timeline went exactly as expected (a rarity these days). While refinishing floors is a hassle by default, Dan made it as painless as possible. Check out our before and after of one room for the big difference (still needs paint!)

Frequently Asked Questions

What's usually under the floors in an older Aurora home?

Many homes built from the mid-1800s through the early 1900s, especially Italianate and Queen Anne styles near the historic districts, have a full or partial basement under wood-framed floors with nailed solid oak or maple on top of plank subfloors. Some additions and smaller homes sit on crawlspaces instead. We check what is actually there before suggesting a plan, since the approach changes depending on what we find underneath.

Is there a best season to schedule hardwood work in Aurora?

Aurora sees hot, humid summers and cold, snowy winters, with real humidity swings between seasons. Work can happen any time of year as long as your home stays heated or cooled normally, since that is what keeps indoor humidity in a steady range while the wood settles in. We watch conditions on site rather than relying on the calendar alone to decide when a floor is ready.

Do Aurora's historic homes need any special precautions?

Homes in areas like the Near Eastside and Tanner historic districts are often older than 1978, so we follow EPA lead-safe (RRP) rules whenever a project might disturb old finish or materials. That includes containment and a careful cleanup process before we consider a room finished. It is a standard part of working on older housing stock, not an extra step we charge separately for.

Are engineered floors a better fit for newer Aurora subdivisions?

Homes built from the 1980s onward, especially on the east side, often have wide-plank engineered or prefinished wood over wood-frame subfloors, and some townhomes near Stonebridge and Eola Yards sit on concrete slabs. Engineered construction generally handles slab moisture and seasonal movement better than solid wood in those settings. We look at your actual subfloor and home type before recommending one system over another.

What determines the price of a hardwood flooring project in Aurora?

Price depends mainly on square footage, the condition of your existing floors, and the scope of work involved. Projects in Aurora generally start around $3 a square foot, and we build an itemized price during your free in-home estimate so you know exactly what you are paying for. For a quick starting number before we visit, try our cost calculator.

What should I ask before hiring a hardwood flooring contractor?

A few questions tell you a lot about who you are hiring.

  • Who’s on the job – ask if the same crew stays with your project start to finish, or if work gets passed to subcontractors.
  • How pricing works – ask for an itemized estimate rather than a single lump number.
  • What they check first – ask whether they test subfloor moisture and flatness before starting.

How does payment and the deposit work with Big Bro Hardwood?

Most Aurora projects start with a deposit that covers materials and holds your dates on our schedule, with the remaining balance due once the work is complete and you are satisfied with the results. Everything is spelled out in writing at the time of your estimate, so there is no guessing about what is owed or when.

Do you work in Aurora's newer neighborhoods, like near Stonebridge?

Yes, we take on projects across Aurora, from older homes near downtown to newer construction out toward Stonebridge and the east side. Newer homes often bring different questions, like slab conditions or engineered wood over a different kind of subfloor, and we adjust our approach accordingly. We also serve Oswego, Batavia, Naperville, Geneva, Yorkville, and other nearby suburbs.
