What made this project stand out was the type of flooring itself. Refinishing floating engineered hardwood takes a careful approach because the real wood layer is much thinner than on solid hardwood.
There is very little room for error, so every sanding step had to be controlled and intentional. Along with minor board work, we refinished the existing white oak, stained it with DuraSeal Espresso, and finished it with Loba 2K Duo Matte. The darker color gave the condo a richer, more updated feel, and the final result made a noticeable difference throughout the whole space.

Condition of the Floors Before We Started
Before we started, the engineered white oak floors throughout this Burr Ridge condo looked worn, dull, and dated. The existing finish had lost its freshness over time, and the floor no longer gave the home the clean, updated look the homeowners wanted. It was not a case of severe damage in one isolated area. Step by Step: How We Refinished These Engineered White Oak Floors

This Burr Ridge condo project called for a careful, controlled refinishing process. Because the floors were floating engineered white oak, we had to restore the surface without sanding too aggressively or risking the thin top layer.

Step 1: Inspection and jobsite prep

We started by checking the overall condition of the engineered flooring and preparing the condo for refinishing. Since this was a floating engineered floor, the first priority was making sure the floor could be sanded safely and approached with the right level of care from the beginning.
Step 2: Careful sanding of the existing surface

Next, we sanded the floors with a controlled approach to remove the old, worn finish and refresh the surface. This was the most important part of the project because engineered hardwood has a thin real wood layer, so there was no room to be overly aggressive.
Step 3: Minor board work and detail sanding

After the main sanding, we handled minor board work and detailed the surface to make everything as clean and even as possible. This helped prepare the floor for stain and made the final result look more consistent across the condo.
Step 4: Applying DuraSeal Espresso stain

Once the floor was ready, we applied DuraSeal Espresso to bring in the darker, richer tone the homeowners wanted. This changed the look of the space right away and gave the white oak a deeper, more updated appearance.
Step 5: Finishing with Loba 2K Duo Matte

To complete the project, we applied Loba 2K Duo Matte for durable protection and a clean final look. The matte finish worked well with the darker stain color and helped the floors feel rich, natural, and more in line with the rest of the home.
