Stain, board repairs, or old-finish removal add time. Once the final coat is down, you can walk in socks the next day, use the floors lightly with clean shoes after 48-72 hours, move heavier furniture back after 3-5 days, and wait 7-14 days before laying area rugs.

Sometimes sanding removes light water stains, but deep pet stains and dark water damage often go below the surface and do not sand out completely. In those cases, we can replace the affected boards and blend the new wood into the surrounding floor before refinishing.
