17+ Years of Hands-On Hardwood Experience

Since 2008, our crew has worked through 500+ hardwood projects across the area, covering installation, sanding, refinishing, staining, repair, and stair work. That depth of experience means we recognize what older Oak Brook homes typically need, whether it is reviving original red oak floors from the 1960s or fitting engineered hardwood into a later addition. We do not guess our way through a project.

Complex Projects Planned, Not Improvised

Older Oak Brook homes often present real variables: moisture near basement levels, subfloors that need flattening, patchwork from prior remodels, and custom stain matching. We plan the full sequence before work begins, including preparation steps, material choices, and finish details. That upfront thinking reduces surprises mid-project and protects you from repeat repairs down the road.

Serving Oak Brook and Nearby Suburbs

Big Bro Hardwood serves Oak Brook and more than 30 suburbs across the local area. What sets us apart is that the same small, experienced crew handles every project from start to finish. There are no rotating subcontractors and no handoffs. You deal with the same people throughout, which keeps communication clear and the work consistent.

Dustless Sanding Technology

Our vacuum-assisted sanding systems capture 95% or more of dust at the source, so your home stays far cleaner during refinishing than it would with conventional equipment. For families with children or pets, that matters. Once our low-VOC Bona or Loba finishes cure, they are safe for the whole household, and your indoor air quality is not left to chance.

Floor Condition and Moisture Come First

Before any installation or refinishing work begins, we check subfloor flatness, moisture levels, and the stability of the existing structure. Oak Brook’s climate brings real seasonal humidity swings, and many homes here have basement levels or unconditioned spaces beneath the floor. Catching those conditions early prevents cupping, gapping, and loose boards before they ever become a problem.

Hardwood Flooring Built for Oak Brook Homes

Oak Brook's mix of 1960s-1970s custom builds, brick ranches, and larger colonial-style homes each comes with its own subfloor conditions and flooring history, so we adjust our approach before we ever pick up a sander.

1

1960s and 1970s Custom Homes

A large share of Oak Brook’s housing stock dates to this era, and many of those homes still have original red oak strip floors underneath carpet or old finish. Because these homes predate 1978, we follow EPA Lead RRP protocols – proper containment, HEPA vacuuming, and clearance verification – before any sanding begins.

2

Additions and Prior Remodels

Larger Oak Brook homes often went through expansions over the decades, leaving patchwork floors where original strip oak meets newer engineered or prefinished boards. We match species, width, and stain tone as closely as possible so the transition reads as intentional rather than mismatched.

3

Basement Levels and Unconditioned Spaces

Basements are common in this market, and floors over those spaces need a moisture and flatness check before any installation or refinishing work starts. Skipping that step is how boards cup or gaps open up within a season.

4

Slab-on-Grade Sections

Some additions and lower-level areas in Oak Brook sit on concrete rather than wood framing. In those spots we use glue-down or floating engineered hardwood rather than solid, which performs far better against moisture vapor coming up through the slab.

5

Seasonal Humidity Swings

Oak Brook’s humid summers and dry winters put real stress on hardwood. We acclimate every board on site before installation and recommend keeping indoor humidity between 30-50% year-round to prevent seasonal gapping or cupping.

In many Oak Brook homes the original wood is worth saving rather than replacing - the only way to know is to look at the subfloor and boards up close.

Before & After: See a Recent Oak Brook Refinishing Project

This one came from a 1960s brick ranch in Oak Brook, the kind of home where the original hardwood has been underfoot for decades and it shows. The boards were worn down, scratched through the finish, and dull from years of foot traffic. We sanded them back to bare wood, repaired the damaged sections, and refinished everything - same floor, no replacement. Take a look at the before and after photos and judge the results for yourself.

We hired Donatas to refinish hardwood floors in our 56-year-old Darien house last week and we are very pleased with the results. We dreaded the project because we had to shuffle furniture into other rooms and because of my preconceived notion that the entire house would be covered in sawdust. Well, I have to say it was nowhere near as bad as anticipated! Donatas sealed off adjacent areas and kept the dust down to a minimum, vacuuming up at the end of each day. We were very impressed with his attention to detail and overall work ethic, going out of his way to fix an unexpected issue resulting in a very long day for him. Ours was a week-long project, followed by a five-day curing period and Donatas made it as painless as possible for us. We feel very comfortable giving Big Bro Hardwood and Donatas in particular a five-star review and highly recommend them!

Dan transformed our 50 year old floors. They now shine as if they are brand new! We love the color of stain and the commercial finish he offered. Knowing we have a large dog this was a perfect choice and feel it is a great value. Again we are so happy with the results. Dan was prompt, professional and accommodating.

We would highly recommend Big Bro Hardwood!

We hired Dan after talking to 2 other companies and couldn’t be happier!!
He did a fantastic job, he showed up on time and his price was very reasonable.
He sanded and stained our 2nd story oak floors from golden oak color to a beautiful Jacobean stain. I really wish I had gotten “before & after” pictures. Our floors look absolutely beautiful and unlike the crew who did our 1st floor, Dan was very careful not to get ANY dark stain splatters on our white trim.
His hard work is impeccable and he’s a great credit to his craft!
I highly recommend him.

Couldn’t be happier with the job Big Bro did. The previous owners of our home installed bright red maple (who knows why), and I’ve wanted to change it forever. Maple is hard to work with, and Dan did a beautiful job. He worked with us on breaking up the project into two parts to inconvenience us the least, and was always on time and cleaned up. The project timeline went exactly as expected (a rarity these days). While refinishing floors is a hassle by default, Dan made it as painless as possible. Check out our before and after of one room for the big difference (still needs paint!)

Frequently Asked Questions

Many Oak Brook homes were built in the 1960s and 1970s. Does that affect my hardwood floors?

It often does, in a good way. A lot of those older custom colonials and brick ranches were built with solid red oak hardwood underneath the carpet or old finishes. That wood can typically be sanded and refinished multiple times. We check the floor thickness and subfloor condition first, so you know exactly what you’re working with before any work begins. Homes built before 1978 also get our EPA Lead RRP protocol as a standard part of the job.

Oak Brook winters are cold and summers get humid. How does that affect hardwood floors?

Seasonal humidity swings are one of the biggest reasons hardwood floors crack, cup, or gap over time. We always acclimate wood on-site before installation and recommend keeping indoor humidity between 30-50% year-round. That range keeps solid and engineered floors stable through both January cold snaps and August humidity. We walk every client through what to expect seasonally so there are no surprises after we leave.

My Oak Brook home has had additions and prior remodels. Can mismatched floors be fixed?

This comes up often in Oak Brook’s larger custom homes. Previous owners sometimes layered engineered wood in an addition, patched sections with a different species, or covered original oak with carpet. We assess the whole picture first. Sometimes we can blend and refinish everything to a unified look. Other times, targeted repair and color-matched staining gets you close enough that the differences disappear. We’ll tell you honestly what’s achievable before we start.

My Oak Brook home has a basement. Should I be concerned about moisture under my hardwood floors?

Yes, and we always check. Homes over basements or unconditioned spaces can have moisture moving up through the subfloor, especially after wet seasons. Before any installation or refinishing, we test subfloor moisture levels and verify flatness. If we find a problem, we address it before the wood goes down. Skipping that step is how floors end up warping within a year, and we’re not willing to let that happen on our jobs.

What does hardwood floor refinishing cost in Oak Brook?

Refinishing starts at $3 per square foot, and we provide flat-rate pricing for homes under 1,200 square feet. Every estimate is itemized line by line so you can see exactly what you’re paying for. For a quick ballpark before we visit, try our cost calculator. The free in-home estimate is more accurate and we can usually schedule it within 24 hours. New clients also receive 10% off when the project is a natural finish.

How do I know whether to refinish my floors or replace them entirely?

Refinishing makes sense when the wood is structurally sound and has enough thickness left to sand. Replacement is worth considering when boards are severely damaged, cupped beyond repair, or the floor has been sanded too many times already. We always lean toward saving your existing floor if it’s viable. It’s less disruptive, less expensive, and often produces a better result than starting over. We’ll give you a straight answer at the estimate, not a sales pitch.

How long does the work take, and can we stay in the house?

Most refinishing jobs in Oak Brook take two to four days depending on square footage, number of coats, and dry time between coats. Installation projects vary more. During sanding and finishing, staying out of the work areas is strongly recommended, though the rest of the house is typically accessible. We use vacuum-assisted dust control that captures 95% or more of particles, which makes the process far less disruptive than traditional sanding.

What kind of finish do you use, and is it safe for kids and pets?

We use Bona and Loba finishes as our primary products. Both are low-VOC and safe for kids and pets once fully cured. We’ll tell you the realistic cure timeline before we leave so you know when it’s safe to bring furniture back and let the dog roam freely. We follow NWFA Technical Guidelines on application and dry time, and our workmanship warranty covers any finish issues that are our fault.
