We install, sand, stain, refinish, and repair solid and engineered wood floors, starting around $3 a square foot. Why Buffalo Grove Homeowners Trust Big Bro Hardwood as Their Hardwood Flooring Contractor

Premium Results From $3/sq ft

Beautiful hardwood floors in Buffalo Grove don’t have to come with an overwhelming price. Our refinishing work starts at just $3, and installation pricing is straightforward with no hidden markups. Use our hardwood floor cost calculator to get a quick sense of your project before we even step through the door. We also provide free in-home estimates within 24 hours.

17+ Years of Hands-On Hardwood Experience

Since 2008, our crew has worked through more than 500 projects and logged over 15,000 hours on real hardwood floors. We’ve handled everything from original strip oak in older split-levels to wide-plank engineered installs in newer Buffalo Grove colonials. That depth of experience means we spot subfloor issues, moisture concerns, and finish problems before they become costly surprises.

Finish Options Matched to Daily Use

We don’t hand every household the same finish recommendation. Before we suggest a product, we ask about kids, pets, odor sensitivity, and how much daily traffic the space takes. Then we match a Bona or Loba system to those real conditions. We also walk you through cure timelines, cleaning routines, and when it’s safe to bring furniture and rugs back in.

Floors and Stairs Under One Scope

We handle installation, sanding and refinishing, staining, repair, and stair work as one coordinated project. That matters when you want treads, risers, and main floor boards to match in species, stain, and sheen. One crew, one plan, one consistent result from the entryway all the way up the staircase.

Complex Projects Planned, Not Improvised

Buffalo Grove homes built over basements or with slab-on-grade foundations each call for a different approach. We check subfloor flatness and moisture levels before any material goes down, and we map out the full sequence of prep, installation, and finishing before work begins. Transitions, moisture mitigation, glue-down systems, custom stain blends – none of it gets figured out on the fly.

Dustless Sanding Technology

Our vacuum-assisted sanding equipment captures 95% or more of dust at the source, so it doesn’t settle into your vents, furniture, or air. For families in Buffalo Grove with young kids, pets, or anyone sensitive to airborne particles, that’s a real difference in how livable your home stays during the project. Cleaner process, better air, same great floor.

Hardwood Flooring Built for Buffalo Grove Homes

Buffalo Grove's housing stock spans several distinct eras, and the local climate adds real seasonal stress to any wood floor. Here is how we adjust our approach depending on what we find in your home.

1

1960s-1980s Split-Levels and Ranches

Many Buffalo Grove neighborhoods grew up during this era, and these homes often have original strip oak under carpet or old vinyl. The plywood subfloors over 16-inch joists are well suited for nail-down solid or engineered hardwood. We check flatness and moisture before we commit to any fastening method, because a floor that moves or flexes will show it within a year.

2

1990s-2000s Subdivision Homes

Homes from this period were frequently built with prefinished oak and carpet. Owners often want to upgrade to wider-plank engineered hardwood or a site-finished look with a custom stain. We assess the existing subfloor condition first, then recommend the system that fits the structure and your goals.

3

Townhomes and Condos on Concrete Slab

Several townhouse and condo developments in Buffalo Grove sit on slab-on-grade foundations. Solid hardwood is not the right fit here. We use glue-down or floating engineered systems with proper moisture mitigation beneath, and we coordinate scheduling around HOA requirements to keep the process straightforward for you.

4

Basement Moisture and Subfloor Stability

Most single-family homes in Buffalo Grove are built over full or partial basements. That is generally good news for hardwood, but basement humidity can travel upward and cause cupping if the subfloor is not properly air-sealed and insulated. We test moisture levels at the subfloor before any installation begins, not after.

5

Buffalo Grove's Seasonal Humidity Swings

Winters here are dry and cold, summers are warm and humid, and hardwood reacts to every shift. We acclimate wood on site before installation and ask every client to keep indoor humidity between 30-50% year-round. That one habit does more to protect a hardwood floor than any finish or species choice.

In many Buffalo Grove homes the original wood is worth saving rather than replacing - the only way to know is to look at the subfloor and boards up close.

Before & After: See a Recent Buffalo Grove Refinishing Project

This one speaks for itself. A homeowner in Buffalo Grove reached out about floors in a 1970s split-level that had taken years of wear - deep scratches, scuffs, and a finish so dull the wood had lost all its character. We sanded them back to bare wood, repaired the damaged boards, and refinished everything in place. Same floors, no replacement. Take a look at the before and after and judge the results for yourself.

We hired Donatas to refinish hardwood floors in our 56-year-old Darien house last week and we are very pleased with the results. We dreaded the project because we had to shuffle furniture into other rooms and because of my preconceived notion that the entire house would be covered in sawdust. Well, I have to say it was nowhere near as bad as anticipated! Donatas sealed off adjacent areas and kept the dust down to a minimum, vacuuming up at the end of each day. We were very impressed with his attention to detail and overall work ethic, going out of his way to fix an unexpected issue resulting in a very long day for him. Ours was a week-long project, followed by a five-day curing period and Donatas made it as painless as possible for us. We feel very comfortable giving Big Bro Hardwood and Donatas in particular a five-star review and highly recommend them!

Dan transformed our 50 year old floors. They now shine as if they are brand new! We love the color of stain and the commercial finish he offered. Knowing we have a large dog this was a perfect choice and feel it is a great value. Again we are so happy with the results. Dan was prompt, professional and accommodating.

We would highly recommend Big Bro Hardwood!

We hired Dan after talking to 2 other companies and couldn’t be happier!!
He did a fantastic job, he showed up on time and his price was very reasonable.
He sanded and stained our 2nd story oak floors from golden oak color to a beautiful Jacobean stain. I really wish I had gotten “before & after” pictures. Our floors look absolutely beautiful and unlike the crew who did our 1st floor, Dan was very careful not to get ANY dark stain splatters on our white trim.
His hard work is impeccable and he’s a great credit to his craft!
I highly recommend him.

Couldn’t be happier with the job Big Bro did. The previous owners of our home installed bright red maple (who knows why), and I’ve wanted to change it forever. Maple is hard to work with, and Dan did a beautiful job. He worked with us on breaking up the project into two parts to inconvenience us the least, and was always on time and cleaned up. The project timeline went exactly as expected (a rarity these days). While refinishing floors is a hassle by default, Dan made it as painless as possible. Check out our before and after of one room for the big difference (still needs paint!)

Frequently Asked Questions

Does Buffalo Grove's climate affect how hardwood floors hold up over time?

It really does. Buffalo Grove gets humid summers and very dry winters, which means your floors expand and contract with the seasons. We acclimate every board on site before installation and always leave proper expansion gaps around the perimeter. We also recommend keeping indoor humidity between 30-50% year-round – a whole-home humidifier in winter makes a big difference in preventing gaps, cupping, or squeaks.

My Buffalo Grove home was built in the 1970s and still has the original strip oak floors. Are they worth saving?

Almost always, yes. Most 1970s Buffalo Grove homes have solid oak strip floors that can be sanded and refinished multiple times. We check the remaining wood thickness before we commit to anything. If there is enough material left, refinishing costs far less than replacement and the results are genuinely beautiful. We will tell you honestly if the boards are too thin or too damaged to save.

I have a townhome in Buffalo Grove with a concrete slab subfloor. Can I still get hardwood?

Yes, but the approach is different. Solid hardwood nailed into concrete is not a good idea, but engineered hardwood glued down or floated over a slab works very well. We check moisture levels in the concrete first, because slab moisture is a real concern in the area. With the right product and proper moisture mitigation, you can have a beautiful hardwood floor in a condo or townhome.

Buffalo Grove has a lot of split-level homes with basements underneath the main living area. Does that cause any flooring problems?

Basement moisture is the main thing to watch. Wood-frame subfloors over basements can absorb humidity from below, which leads to cupping or movement in the hardwood above. We check subfloor moisture and flatness before every installation. Air-sealing the subfloor and keeping the basement properly conditioned goes a long way. We follow NWFA guidelines on moisture control so your floors stay stable for years.

How much does hardwood flooring cost in Buffalo Grove, and how do I get an estimate?

Refinishing starts at $3 per square foot, and we offer a flat rate for homes under 1,200 square feet. Installation pricing depends on the wood species, board width, and subfloor condition. Our cost calculator gives you a quick ballpark before we ever visit. We also provide free in-home estimates within 24 hours, with itemized line-by-line quotes so you know exactly what you are paying for.

How do I know whether to refinish my existing floors or replace them entirely?

If the wood is solid, structurally sound, and has enough thickness left after previous sandings, refinishing is almost always the smarter move. It costs less, takes less time, and keeps the character of the original floor. Replacement makes sense when boards are severely cupped, cracked beyond repair, or simply too thin to sand again. We inspect your floors during the free estimate and give you our honest recommendation either way.

How long does the work take, and do we have to leave the house?

Refinishing a typical Buffalo Grove home usually takes two to three days, including drying time between coats. Installation projects vary by square footage and subfloor prep needed. You do not have to leave, but foot traffic on the freshly coated areas needs to stay off until the finish cures. We walk you through the timeline before we start so you can plan around it comfortably.

Is your sanding process really dustless, and are the finishes safe for kids and pets?

Our vacuum-assisted equipment captures 95% or more of dust at the source, so your home stays remarkably clean compared to traditional sanding. We use Bona and Loba finishes, which are low-VOC and safe for kids and pets once fully cured. We let you know exactly when it is safe to bring everyone back in. No guessing, no surprises.
