Dustless Hardwood Floor Sanding and Refinishing in Chicago

Big Bro Hardwood is an owner-operated hardwood floor refinishing company in Chicago, IL. We sand and refinish solid and engineered wood floors for homes and condos across the city and suburbs, bringing back floors that are dull, scratched, gray, or water-damaged, often the original red oak in bungalows, greystones, and two-flats.

We work on a dust-controlled setup so you can stay in the house, and at the estimate, we tell you honestly whether a full refinish, a light recoat, or some board restoration makes the most sense.

Local Hardwood Floor Refinishers Across Chicago Neighborhoods

Our wood floor refinishing service covers any Chicago neighborhood. On the North and Northwest Sides that includes Lincoln Park, Lakeview, Lincoln Square, North Center, Edgewater, Rogers Park, Logan Square, Wicker Park, Bucktown, Portage Park and Jefferson Park. Downtown, we work in Gold Coast, Streeterville, South Loop and West Loop condos and high-rises.

How Much Does It Cost to Refinish Hardwood Floors in Chicago?

For most oak floors over 1,000 sq ft, a full sand and refinish starts at about $3 per sq ft, with labor and standard finish materials included. So for 1,000 sq ft of oak, expect a starting range of about $3,000 to $4,000. Pricing for hardwood floor sanding and refinishing in Chicago depends on square footage, wood species and the existing finish, whether the flooring is unfinished, prefinished, aluminum-oxide or waxed. Starting prices for each type of floor let you budget before the on-site inspection.

Package / Condition Typical Use Starting Price* Includes (labor + standard finish)
Full Sand & Refinish (1,000+ sq ft) Most oak floors, standard clear coat $3.0–$4.0 / sq ft Mess-free sanding (field + edges), prep, standard clear coat materials + application, final walkthrough & cleanup

Small Floor Jobs and Project Minimums

We take small jobs in Chicago, such as a single bedroom or a hallway. Every job needs the same setup, equipment and finish coats, so our project minimum is $1,500, and a room of about 150 sq ft comes to the minimum.

What a Hardwood Floor Quote Includes and How to Compare Refinishing Contractors

Your itemized hardwood floor quote shows everything before we start: the cost per square foot, the square footage and the scope of sanding and finishing. Stairs, wax removal, board repairs, prefinished floors and a new color each get their own line, so there are no surprises. If you are worried about being overcharged, compare quotes from several local hardwood floor refinishers line by line: the same square footage, the same number of finish coats, the same type of finish, and whether the stairs are included.

Refinish, Recoat, Repair Boards or Replace?

Most hardwood floors in Chicago homes can be saved. Which option your floor needs depends on the wear layer, the boards and the existing finish.

What you see on your floor What it usually needs How often Starting price
Finish looks dull or lightly scratched, no bare or gray wood Sandless refinishing (buff & recoat) Every 3 to 7 years $1.50–$2 / sq ft as part of a larger project
Deep scratches, gray or worn spots, old wax or shellac, or you want a new color Full sand and refinish down to bare wood Every 7 to 10 years, depending on traffic From $3/sq ft
A few boards are cracked, loose, or have pet or water marks or black spots that soaked in deep Board replacement as part of the job, since marks that soaked deep into the wood don’t always sand out; the new boards are sanded and finished to blend in As needed Quoted after inspection
Nail heads or tongues already show after earlier sandings, or boards are cupped through or water-rotted Replacing the floor with a new hardwood flooring installation may be the better call, and we tell you honestly when a floor can’t take another full sand Not applicable Quoted after inspection

The difference between hardwood floor resurfacing and refinishing is how deep the work goes: resurfacing, also called screen and recoat, buffs the old finish and adds a fresh coat, while a full sand goes down to bare wood. Done without sanding to bare hardwood, sandless floor refinishing keeps the cost lower but won’t remove water damage, deep scratches or gray areas. Factory-finished (aluminum-oxide) floors and floors with old wax or shellac can’t simply be recoated: they need extra removal steps or a full sand.

Engineered hardwood can be sanded only if the wear layer is thick enough, so we check veneer thickness and floor history before quoting. Solid hardwood can usually be sanded and refinished several times over its life, and a lot of the original oak in Chicago bungalows and greystones still has plenty of wood left; if the wear layer is thin, we suggest a gentler pass instead of a full sand.

Do you need to refinish the entire floor? Not always: if the wear is only in the finish, a recoat of the whole room may be enough.

Besides red and white oak, we work on maple, cherry, walnut, hickory and pine floors. Parquet, the patterned floor found in older Chicago homes, can be sanded and finished too.

If you are deciding whether to refinish or replace hardwood floors, keeping the floor you have is usually more affordable: new hardwood flooring installation labor alone runs $3.00–$9.50/sq ft, before the new wood and removal of the old floor ($1–$3/sq ft).

Refinishing Hardwood Floors in Chicago Homes

Several situations common in Chicago homes add steps, cost or days to the job, and our hardwood floor refinishing specialists check for each one before quoting.

Situation What we check How it changes the job
Old wax, shellac or varnish in pre-war bungalows and greystones Which old finish is on the floor We add removal steps before sanding, priced as an add-on, so the new finish adheres instead of peeling. In pre-1978 homes the prep follows EPA RRP lead-safe practices: containment and HEPA cleanup.
Matching color across rooms, additions and stairs How older Chicago oak takes color compared with newer wood We test colors right on your floor and blend old and new wood across rooms, stairs and transitions. On red oak, some lighter brown stains bring out the red, and darker colors show scratches more easily, so you see samples in your own light before we seal. A perfect match isn’t always possible. If your floors were done recently, matching is easier; with older or discontinued wood we show you the closest options before committing.
Condos and HOA buildings Your building’s rules: quiet hours, elevator booking, protection of shared areas, paperwork We document our dust-control process in writing, protect shared hallways and elevators, keep to quiet hours, and handle the certificate of insurance and elevator booking.

Every color comes in extra matte, matte, satin, semi-gloss or gloss sheen.

Hardwood Floor Refinishing Timeline and Staying Home During the Work

Sanding and finishing a hardwood floor usually takes 1 to 4 days, depending on square footage and what the floor needs, and you can usually stay home during the work.

How Long Does Refinishing 1,000 sq ft of Hardwood Floors Take?

For 800 to 1,200 sq ft, which covers a 1,000 sq ft floor, plan on 3 to 4 days, since each coat of finish needs time to dry before the next. Most projects up to about 300 sq ft take 1 to 2 days, and for small areas a one-day refinish may be possible.

Changing color, board fixes, prefinished or wax removal, and maple or exotic species can add time. On a typical 4-day job with a new stain color, day 1 is prep and rough sanding, day 2 is fine sanding and repairs, day 3 is the stain, and day 4 is the finish coats; a larger floor or more repairs add days.

After the in-home estimate and a signed agreement, we set the start date around your schedule.

Can I Stay in My House While Floors Are Refinished?

Usually, yes. Our dust-controlled setup minimizes debris and odors, though it doesn’t eliminate them. Sanding is loud, so plan your work-from-home days around it.

How strong the fumes are depends on the finish. Oil-based polyurethane often means planning how long to stay out of the house after refinishing, while the low-VOC water-based finishes we use have much less odor, so fewer fumes reach your neighbors in a Chicago condo. Water-based finishes also cut how long polyurethane takes to dry between coats, so the floors are walkable sooner.

When Can I Walk on the Floors Again and Move Furniture Back?

Socks-only is usually fine the next day, light use with clean shoes after 48 to 72 hours, and heavier furniture like beds and sofas after about 3 to 5 days. Each finish has its own times, so before we start we walk you through the dry times and cure stages for yours, including when it is safe to let pets back in.

Wait 7 to 14 days before putting area rugs down, and keep traffic light until the finish fully cures. You’ll leave with clear care instructions for the first weeks, and knowing how to maintain hardwood floors after that, from safe cleaning to protecting high-traffic areas, keeps the new finish looking good longer.

If you are buying a home in Chicago, we can do a free estimate before you buy, so you know what the floors will cost. Before moving in, schedule the floor work so furniture doesn’t go onto a fresh finish.

Our Professional Hardwood Floor Refinishing Process in Chicago

Our process is designed for consistent results, cleaner work areas and predictable scheduling.

  1. On-Site Estimate and Floor Inspection

In your Chicago home or condo, we measure the square footage and check wear, scratches, dents, water damage, loose boards and squeaks. At the same visit we go over color, sheen and what’s included.

  2. Protecting the Home and Dust Control

Before sanding we protect walls, cabinets and transitions and set up an Atomic Dust Containment System with HEPA-filtered Festool vacuums for the edges and detail work. It captures 95% or more of the dust at the source, though edges and corners always leave some fine residue.

  3. Sanding the Main Field and Edges

We sand in a controlled grit sequence to remove the old finish and level minor imperfections, then detail edges, corners and tight spots separately so the whole room looks even. Through sanding and curing, we hold the rooms at 60–80°F and 35–55% RH.

  4. Repairs and Prep

Damaged boards, small gaps and marked spots are handled as part of the job, then the surface is cleaned and prepped so color takes evenly.

  5. Stain (Optional) and Finish Coats

If you are changing color, we apply the stain you picked from the samples. Then we apply a durable finish system, typically 2 to 3 coats, with intercoat abrasion when required.

  6. Final Walkthrough and Touch-Ups

We walk the floor with you and do any touch-ups before we leave.

Frequently Asked Questions

Water-Based or Oil-Based Finish: Which Is Better for My Floors?

Among the types of hardwood floor finishes, water-based is the better choice for most homes, and it is the only kind we use: low-VOC products from Bona, Loba and DuraSeal. Oil-based polyurethane ambers over time, which warms up red oak, while water-based finishes stay clearer, so the wood keeps a more natural color.

Bona (GREENGUARD Gold) and Loba (EMICODE EC1) products are safe for families and pets once cured.

What Is the Best Time of Year to Refinish Hardwood Floors in Chicago?

Hardwood floors can be sanded and finished any time of year. Chicago swings from dry, heated winters to humid lake summers, and wood moves with it, so we pick the finish and plan sanding and finish coats for the season and the conditions in your home.

Can I Refinish Hardwood Floors Myself?

You can rent a sander, but sanding is the risky part of doing it yourself. It is easy to gouge the boards or sand through a thin wear layer, and stain can turn out blotchy. If your floor is engineered or has already been sanded a few times, one mistake can mean replacing boards. To save, ask us at the estimate which prep you can safely do yourself: carpet removal, for example, is priced as a separate line.
