A recoat – buffing the surface and adding a fresh coat of finish – works well for light surface dullness or minor scuffs, and is typically done every 3-7 years. A full refinish sands down to bare wood and is the right call for deep scratches, gray areas, worn spots, or water damage. It is generally done every 7-10 years. For oak floors over 1,000 square feet, full sanding and refinishing starts around $3 per square foot with a standard finish included. They can, but it takes more preparation than refinishing traditional site-finished oak. Aluminum-oxide coatings are extremely hard and require extra sanding steps to cut through properly.
