Hardwood Flooring Installation Evanston

Most Evanston bungalows and two-flats from the 1920s have diagonal softwood plank subfloors over joists – usually pine or fir. That’s actually a great base for nail-down hardwood installation. We pull back the carpet, inspect for soft spots, squeaks, or uneven boards, and make any repairs before a single strip goes down. Getting the subfloor right is the whole game. If we find anything unexpected, we walk you through the fix before work continues.

Yes, but the approach depends on what’s under your feet. Many Evanston courtyard buildings have concrete structural slabs, so nail-down solid hardwood is not an option there. We typically recommend engineered hardwood, either glue-down or floating over a moisture-tested slab. We also check your HOA requirements for sound ratings and supply a spec sheet with the correct acoustic underlayment to meet their IIC standard. We handle the paperwork so your board approval goes smoothly.

Wood moves with the seasons, and Evanston’s climate makes that very real. We acclimate every delivery of boards in your home before installation begins, and we always leave proper expansion gaps at walls and transitions. We aim for indoor humidity in the 30-50% range year-round. A humidifier in winter and air conditioning in summer go a long way. Skipping acclimation is one of the most common reasons floors cup or gap, and it’s something we never rush.

Red oak strip flooring is the most common species we see in pre-WWII Evanston homes, so matching it is something we do regularly. We source new red oak in a width and cut that aligns with your existing boards, then blend the finish on-site after sanding. A perfect match depends on the age and condition of the original floor, so we assess both during our free estimate. Most homeowners are genuinely surprised by how seamless the result looks.

The subfloor decides the method. Nail-down works over wood subfloors above grade and gives solid hardwood its firmest, most traditional feel. Glue-down is used over concrete slabs and is common in Evanston condos and basement-level spaces with engineered hardwood. Floating sits on top of the subfloor with no fasteners and works well over concrete or uneven surfaces where leveling is needed. Our hardwood floor installation contractors moisture-test every subfloor before recommending anything, so the method is always matched to what’s actually there.

A typical single-room professional floor installation runs one to two days. Larger whole-home projects in Evanston’s older multi-story houses can take three to five days depending on subfloor prep and finish type. You do not need to leave, but the work area will be off-limits. Prefinished floors are walkable the same day, while site-finished floors need 24-48 hours to cure before furniture or rugs go back. We use dust-controlled containment and clean up at the end of every work day.

Radiant heat systems do exist in some of Evanston’s renovated older homes and newer infill construction. Engineered hardwood is generally the best fit over radiant heat because it handles temperature fluctuation better than solid wood. Certain solid species can also work, but only per the manufacturer’s specific guidelines. We check those specs before recommending anything and make sure the system is at operating temperature during acclimation. If you have radiant heat, just mention it when you call and we will plan around it from the start.

Labor for nail-down installation starts around $3.50-6.50 per square foot. Glue-down over concrete runs $3.50-6.50, glue and nails on plywood $5.50-9.50, and floating starts at $3.00-5.50. Stairs are $150-300 per step. Materials, subfloor repairs, and any leveling are quoted as separate line items so nothing is buried. For a rough figure before we visit, try our cost calculator.
